Video: Developer Has New Tenant For Village Marketplace

David Irmer says he expects to have a written deal by February 1 to replace Fresh & Easy, whose lease termination cast a cloud over the downtown project.

 

Patch interviewed developer David Irmer at the Chamber of Commerce Installation Dinner Thursday night to ask about the Village Marketplace project that was derailed when the Fresh & Easy grocery chain terminated its lease.

Irmer said he has a handshake deal with an unnamed anchor tenant that has agreed to accept the general design for the site. That is important because his deal with the city -- allowing him to get the land for $4 million less than the city paid to acquire it -- comes with caveats and conditions.

In this video Irmer says he expects to have a signed agreement, putting the handshake deal into writing, by February 1.

What do you predict will take the place of the Fresh & Easy Market. Do you think the project will give downtown the shot in the arm that city planners hope?

Probably another crappy dollar store. San Leandro isn't doing a good job of bringing in quality stores.

If it's going to be another Walgreen's or CVS, there's no point in developing that area.

Find a more progressive and business connected developer... Maybe Deek Hunter Properties or Arriaga / Peery?... These guys are shakers and Movers...

It turns out, we made a big mistake in not allowing Red Mountain to allow Grocery Outlet into the site a few years back-error on our part, mine included-sorry about that-personally the Irmer deal a bad one for City-it might have been better to land bank the property and hold all in abeyance pending economy recovery-also some of us suggested School District use property as its headquarters, but this idea did not go forward-tony santos

Grocery Outlet does nothing beneficial for this part of Downtown and is better suited to where it is now. You are certainly right about timing and the economy and land banking, but its done now. Lets just hope Irmer gets a good one for us. Chipotle, Peet's and Habit Burger all have a cool factor for their types of business and are not downscale businesses.

It's a bad deal now only because redevelopment ended. Now we have to deal with the reality of true market forces, imagine that... Why is it such a bad deal anyway, if the developer is having such a hard time landing a tenant, maybe it's a bad deal for him. Also, Blockbuster is now sitting empty, that can't help matters.

Okie Dokie... it is well past February 1st and all is very silent once again about the Village Marketplace, who is the new tenant to replace Fresh and Easy we were told we would hear about after Feb 1st per David Irmer in the video Patch filmed???

These avenues to success are either actively thwarted by committed, dedicated people (like teachers' unions) or actively ignored (by those, like you, who feel that you can still "fix" a system that is structured incorrectly from top to bottom).

Also, you're addressing a "problem" with this housing project that *does not exist* as IRead More have pointed out repeatedly with real data--there is ample "affordable housing" in SL, and there is even more in directly adjacent (even on mass transit routes) areas like Hayward and Oakland. Typically when "fixing" a non-existent problem, you end up converting whatever fictional problem you're addressing into a real problem of a different variety. This is amply reviewed by the maxim: "If it ain't broke, don't fix it." In the meantime, other people are working very hard to address *real* problems indeed, not those of their fevered imaginations.

There's a problem all right. Decent, safe, affordable housing is hard for low income folks to find.Read More I'm not making this stuff up. While you're busy being a critic, others are out there working to solve real problems. Heck, there was a celebration honoring Congregations of Women Religious last Friday. Too bad you missed it, it might have opened your eyes. Those Sisters Rock! They have helped create over 40,000 units of affordable housing.
